Mold Inspections can be very complex. Some inspections may consist of nothing more than taking air samples and having them analized by a laboratory. This is a very good practice but can be very expensive and doesn't really rectify the problem. Most mold sample analysis cost $30.00 - $50.00 to the customer and can take as long as 14 days to receive results. This is true in most cases. Though testing is good, it is only half the battle. Mold is caused by some sort of condtion. Mold doesn't just appear out of thin air. If Microbial growth is in your home, then there has to be a cause. Sometimes it can be as simple as a current or past water pipe leak which may or may not be a problem now. Sometimes it is from a much larger problem such as a "sloping" problem which allows water to enter through the foundation wall when inclimate weather takes place. It could also be caused by condensate from you HVAC system. No matter the cause, AJS Inspectors start at the outside and work their way through the entire structure including the attic, basement, crawl space and interior. Areas inspected include everything from the grounds of the property to the HVAC unit(s). We leave no stone unturned when it comes to the possible health issues which mold can cause for any member of your family. If microbial growth is located, then you are given the option of having samples taken for lab analysis if you so choose. We leave the decision to the client. We do recommend, however, that all microbial growth be tested to determine the health risks, if any, to your family. It could also be "Black Mold", which has proven to be toxic to humans. All Molds should be considered toxic until testing in a Laboratory can be performed and all safety precautions should be observed. Remember there are no set limits as to how much exposure to mold must take place before it becomes hazardous to health and welfare. And with approximately 100 different types of mold which can have adverse effects on human health, knowledge is power.
Mold inspection prices differ from residential to commercial and are based upon size of the structure. As an average, Homes from 1500 sq. ft. to 2500 sq. ft. generally will cost the client $275.00 - $300.00 excluding the price of any samples taken for analysis. Each sample, regardless to type (air sample, tape sample, bulk sample, or swab sample), is an additional $50.00. Small price to pay for peace of mind. Commercial properties, ( apartment buildings, multiple family structures, warehouses, industrial buildings, etc. will generally start at $475.00 - $525.00 per building. Additional buildings inspected during the same time period would be an additional $125.00 per building.
